Send personalized email and SMS to residents at scale.
Overview
Compose once, personalize per resident. Choose an audience (whole building, a floor, owners only, units behind on a payment plan), preview a sample, then send.
Who uses this
Manager, admin, board (with permission).
Open the feature
Management → Email merge.
Step-by-step
- Click Compose.
- Choose audience and channels (email, SMS).
- Write the message — use merge fields like
{first_name}or{unit}. - Preview as a real recipient.
- Send now or schedule.
- Track opens and bounces.
Settings & permissions
Admin defines who can send to all-building audiences. Sender identity (from-name and reply-to) is configurable per building.
Multi-building tips
Send the same campaign to multiple buildings — performance compares per building.
Notifications
Bounces and unsubscribes are surfaced in the campaign report.

Open rate, click rate, bounces, unsubscribes; CSV export.
Troubleshooting
- Email landed in spam. Set up SPF/DKIM in Settings → Integrations.
- SMS not delivered. Check the recipient's mobile in their profile.
FAQ
Can residents reply? Replies go to the configured reply-to address.
